This luxury villa for sale in Halkidiki, Greece is located on the Sithonia peninsula, Northern Greece. The villa and separate guest house are situated in a beautiful location right by the sea, between the villages of Neos Marmaras and Toroni, above a small, almost private, beach.


Halkidiki, which is characterised by many as the hidden paradise of Greece, is an area with excellent climate conditions as there are more than 300 days of sunshine annually. At the same time, its extensive coastline and sandy beaches of unique beauty render the area as the ultimate tourist destination. The property is located on the east coast of the central peninsula (called Sithonia) of Chalkidiki within a magnificent and verdant landscape. There are numerous remarkable archaeological sites near the estate, such as Stagira, Aristotle’s homeland, Toroni, Olynthos and the Holy Mountain (Mount Athos) with the community of 20 Monasteries.

The property consists of two plots of land, each 4,000 sqm, i.e. 8,000 sqm in total including 600 meters of sea front overlooking the bay of Toroni. There are two private beaches, one with pebbles and one with sand which is accessed directly from the inside of the house via an underground tunnel. Inside the property there are three buildings: a large main house of 450 sqm, a guesthouse of 180 sqm and a smaller guesthouse or staff room of 70 sqm. All buildings within the property have been designed by the renowned Greek architect Petros Pikionis using the Pelion architectural style. The construction is luxurious, following the traditional Pelioritiko style with roofs covered with schistolithic stones, external walls made of local stone with incorporated designs and ornaments, made of marble from the island of Tinos and exquisite wooden doors, windows, closets etc. made of Oregon pine wood. The interior floors are made with Ioannina marbles with designs, while all walls have a relief finishing with Text coat. A team of expert local craftsmen was employed during the construction of the buildings providing superior quality.

The buildings are surrounded by landscaped gardens that host a large, fresh water overflow swimming pool and there is also a traditional stone oven and an open air dining pavilion with thatched roof, stone benches and marble tables, ideal for alfresco lunches. The garden is equipped with automatic underground water sprinklers and outdoor lighting.

Most of the buildings on Sithonia peninsula are large private estates and no further building permits may be issued for the surrounding area ensuring total privacy. The scenery is breath-taking with pine forests running down to the coastline, which is dented with numerous sandy beaches, washed by pristine waters offering excellent swimming, snorkelling, scuba diving, fishing and other water sport activities. The Porto Carras Grand Resort, a 15 minute drive from the property offers endless entertaining and sporting opportunities, such as golf, tennis, horseback riding, all water sports activities, theatres, restaurants & cafes, casino and lately a spa. A heliport is available at the Porto Carras resort, while its marina accommodates yachts up to 40m.

The large main house boasts a total living area of 450sqm and an additional 265 sqm of terraces. On the ground floor, there is a large entrance hall leading to a spacious living room which opens out to the terrace and barbeque area. Two additional living rooms, one with fireplace, the other leading to a large veranda overlooking the whole property, and four spacious bedrooms are located on the upper floor. All rooms benefit from air conditioning and all bedrooms come with fireplaces as well as direct access to large terraces.
